The Sky is Open

The show suite of The Sky Jomtien – Matrix Developments' latest condominium complex – opened at a party held on 31st October. The show suite is now open to visit and inspect at your leisure.

Located at the Matrix main office on Pratumnak Road, the show suite is actually slightly smaller than the smallest of the four sizes which will be available in the completed development, though it is furnished to the same high standard. It features a Euro-style kitchen fitted with quality appliances; superb closets, shelving, and bed. The Sky's show suite has been an unusually long time in coming, compared to other developments, because of Matrix's desire for perfection. Not satisfied with the first draft, they returned to the drawing board and came back with something more to their liking.

Described as a cross between The Vision and City Center Residence (both also Matrix Developments), the light and airy colour scheme in use – selected by a professional design team - gives a warm and comfortable feeling. The 293 condominiums consist of studios and one to three bedroom units, ranging in size from 24.2 to 96.2 square metres. Most units boast terraces with stunning sea views.

Matrix have set up what they consider a conservative estimate of the profit potential from a unit in The Sky. For example, a studio unit, priced at 1.19 million baht they estimate will return a net rental income of 155,520 baht per annum, or 13.1 percent. This price reflects an off-plan purchase where the unit is sold at 25 percent below its actual market value.

Investor costs are roughly 1.56 million baht, including the purchase price, sinking fund, utilities fees, cable cost, furnishings, legal/administrative and transfer fees, and maintenance costs for three years.

In a 5-year timeframe, this secure investment could achieve a capital growth rate of 10 to 20 percent. This potential gain, along with the rental income, would result in a return on investment of anywhere from 93 to 182 percent. Similar or better returns are expected from the development's larger units.
