Property market in focus - Bang Saray
Bang Saray is certainly an up-and-coming area. This quaint village lies around 15 km south of Pattaya and is accessible from the main Sukhumvit highway. There are a few main roads that can be taken from the highway to take you into the village proper. Of note is that Bang Saray has its own beach that is largely unspoilt and is quiet even when Pattaya and Jomtien beaches are busy. The beach front extends from the centre of the village near the park to the northern limits, and for the most part is undeveloped and tranquil.
Still, Bang Saray is only about 20 minutes drive to Pattaya and 15 minutes drive to some of the Jomtien complexes and this means you can have the best of both worlds. It is also not too far from the Sattahip peninsula and this can take you to the road on to Rayong and its beaches. Inland there are a number of golf courses around the area and the Buddha hill (Khao Chee Chan) is just opposite the village on the eastern side of the highway.
The village also has a small harbour where fishing boats ply their trade and along the waterfront are a number of seafood restaurants overlooking the bay. Indeed this was a former fishing village, just as Pattaya itself once was! From Bang Saray beach you can see the southern tip of Pattaya, including the Pattaya Tower. You can also still have access to a number of islands including Koh Larn and other local islands using a speed boat from the pier.
The place is ideally located as it is not far from the end of the Jomtien bay where new leisure developments are being constructed, including a themed water park very close to the village along Sukhumvit highway. Also nearby is Nong Nooch tropical gardens.
The property market is booming in the village. Due to the fact there are rules in place for new condo developments there are no condos being built within 200 metres of the beach road, which has helped to preserve the beachfront area as the quiet place it is today. Yet there are plenty of sea view condos available in Bang Saray and new ones under construction taking advantage of this unspoilt village location. Most condos boast a sea view from advantageous locations on roads that are quiet. On the other side are mountain views courtesy of the mountain range that lies on the other side of the Sukhumvit highway. Since the place is not so well built up, fine unspoilt views can be attained from condos on higher floors in most developments.
It certainly appears condo developers have take great care to keep Bang Saray's charms as a small and tranquil village intact. Condos are typically low-rise or mid-rise buildings and strategically located so there is not overdevelopment in any given area. This is likely to remain as such thereby ensuring Bang Saray has a future based on its current draws.
Prices for property in Bang Saray are rising fast. The village has relatively few condo projects on offer and those being built are selling out fast, even on a pre-sales basis. Still this does not mean bargains can’t be found. Some condos are available for as little as 800,000 baht with larger abodes available from 1.5 million baht. It is likely properties will attract a premium especially as the place is found by newcomers and chosen as an ideal spot to settle down.
Buying property in Bang Saray will likely turn out to be a good investment. There could be upward price pressure on rentals, especially considering many owners may reserve their places for themselves. With capital appreciation in mind there is also good reason to invest. With relatively few properties available, the resale market could see brisk activity as the village becomes better known.
There are conveniences in the village centre, including minimarts and restaurants as well as shops and garages. Motorbike rental is available and you should find you are well catered for just as you are in Pattaya but without the city traffic and the large crowds that can frequent Pattaya at times.
Bang Saray has noticeably cleaner air considering that traffic jams are simply not an occurrence in the village! The road system has been preserved from previous times and works well to provide access to all areas of the village with ease.
It would seem that generally development from Pattaya is moving ever more southwards and Bang Saray is certainly at the heart of this new frontier. The corridor going south along the Sukhumvit highway is already showing signs of new retail developments and residential projects.
For now, for a quiet life that still has Pattaya very much in reach, Bang Saray may prove to be a perfect place to locate to.
