These properties are especially rentable since this access will be important for holiday makers and medium term tenants alike. Yet living in such a built up area may require some compromises. There is likely to be more noise, less space for parking and other facilities such as landscaped gardens or a large pool.
For those looking to have both Jomtien beach and Pattaya city available to them then the Threppassit Road area is well located more or less equidistant between the two and has been well developed in recent years with several condo and housing projects in the area. The area around Pattaya Beach Road Soi 2 is fast becoming a hotspot with high end hotels and condos hoosing this area for new projects of late, and as such molding it into an up and coming location. With this set of circumstances in mind, locations that are likely to be sought after in the future are areas where investment is finding favor. Look for high end- shopping malls, high class restaurants with chic décor and fine dinging to match.
Hotels and serviced apartments can be used as bell weathers as in the above example, however they don’t always get it right. Therefore look for confirmation in mass of numbers.
If several different developments are all occurring in a certain area then this will be a compelling indicator. On the flip side, areas that were previously hot spots but have seen better days may be worth careful thought. Typically prime locations in this sector will be central areas that have absolute proximity in their favor but investment in the area less so. There will still be a premium for these types of areas, but it may be worth comparing them with up and coming areas that already have an up to date, modernesque feel about them as this may be more enticing to future buyers and tenants alike.
Road access is also important, but less so in Pattaya. Those looking to rent will typically not be so familiar with the traffic patterns in the city and so Pattaya represents a departure from
the norm to some extent, at least for this consideration. Yet for those looking to buy or rent a house for the long term certain areas that are free from traffic blackspots should bode better.
One other factor is price. Whatever the benefits of location, they must come at an attractive price. Properties further out are often offered at a cheaper amount and so the savings that can be made can be very enticing. Premiums are typically set at whatever the market feels the benefits are worth and so it can often be the case that inexpensive properties can gain value if, for example, new facilities are developed in the area. Look for rumors of a new shopping mall or other project as a way to gain value from the premium that location can command.
Pattaya also has certain areas of the city popular with certain overseas visitors, with facilities in place to cater to people of different nationalities. These factors could help if marketing to particular short stay tenants or buyers from a particular country. Whether buying or selling, taking notice of location and its longstanding importance in any property deal will likely pay off well.
